Slide to see what changes

Each slider changes the number you typed. Every result updates as you move it.

Where the money goes

How these are worked out

Left out on purpose: income taxes, depreciation, appreciation, selling costs and any change in your numbers over the years.

    Properties and data

Add up to three properties and compare them on the Compare tab. Everything saves on this device.

How to use it (60 seconds)

    1. Tap "Load sample data", then slide the loan rate from 7.0% down to 6.0% and watch the monthly cash flow change.
    2. To use your own numbers, type them on the Check tab. The price and rent give you a cap rate. Add the down payment, rate and years, or tick cash purchase, to get cash flow and cash-on-cash return.
    3. Add up to three properties and put them side by side on the Compare tab.
    4. The rate, rent, targets and every cost are your own assumptions. The sample's numbers and targets are examples. The tool has no built-in rate, rules or market data.
    5. Everything saves on this device and nothing is sent anywhere. Export saves a backup file, Import loads it on another device, and Print gives one page per property.
